Dunkirk 625-Square-Foot Homes Proposed in Zoning Rewrite
From the Dunkirk Planning Commission meeting on October 20, 2026
Dunkirk's Planning Commission voted Oct. 20 to recommend a zoning rewrite that would reduce the minimum house size from 925 square feet to 625 square feet, sending the proposal to the City Council for passage.
The recommendation is not final enactment. The proposed smaller-home standard is one part of a broader revision of the city's rules governing land use and construction.
The rewrite would confine mobile homes to the R-3 zoning district. It also includes revised sign rules, parking and landscaping standards, and telecommunications-tower language reflecting legal limits on local regulation. Adult businesses would be placed in industrial areas, with distance restrictions from homes, churches and schools.
Proposed pool language is intended to avoid requiring permits for very small splash-pad-style setups. Fees for improvement-location permits, which address where construction may occur, would be based on square footage rather than project cost.
The rewrite would also update obsolete references to state agencies. An editable Word version would allow future amendments to be made to the ordinance text.
The proposal was expected to go to the council Monday evening. Further advertising was discussed as a possible requirement after council action.
