BCS Roof Insurance Dispute Drags On After March Windstorm

The superintendent provided an extended update on the ongoing dispute over roof damage from the March windstorm, with the pool roof repair at the center of the conflict.

The pool roof, installed in 2022 with a Carlisle manufacturer warranty covering winds up to 72 mph, sustained damage from 68 mph gusts. Carlisle initially proposed drilling holes every two feet through the roof directly above the pool — a fix the superintendent and moisture management consultant Bren Baker called unworkable. After pushback, Carlisle agreed to cut out and re-glue affected areas instead. However, once Carlisle offered a warranty-backed repair, the insurance company refused to pay, reasoning that the warranty covers it.

Other damage updates: the JROTC gym roof membrane, which was "bouncing up and down during the school day" and required evacuation, is now believed to be covered by insurance. The JROTC hallway roof — the only roof not replaced during a five-year renewal project — will be replaced by insurance, and the superintendent recommends spending an additional approximately $15,000 to replace the entire hallway roof rather than just the damaged section.

The Sutton Center gutter, damaged multiple times by wind over two-plus years, will not be covered by insurance. Replacement is estimated at $20,000-$30,000. Baker is expected to present a final status report at the June board meeting.
